9 Great Things Agents Love About the Fall Market

August 22, 2025 by Michelle Magnus Brown

Nice home surrounded by fall colors and a for sale real estate sign

Hopefully home sales were brisk during the spring sell season, despite the fact that the current real estate market has been described as “frozen.” The good news is that there’s still time to make your mark for the year as fall approaches. Fall can be a surprising “sweet spot” for many agents. Here are 9 great things about the fall market:

WHY IT’S GREAT FOR BUYERS

  1. Reduced Competition: The busier pace of the spring and summer markets have subsided, resulting in fewer buyers vying for the same properties.
  2. Negotiating Power: With less competition, buyers usually have more ability to negotiate.
  3. Motivated Sellers: Expect that sellers who must sell and didn’t during spring and summer to be more flexible on price and repairs.
  4. Potential for Better Deals: The chances of your buyers getting a better deal are higher due to reduced competition and more motivated sellers.
  5. Focus on Cozy Features: Cozy features like fireplaces, comfortable living spaces, and efficient heating systems are important areas of focus for buyers. These are more easily seen in the fall season.

WHY IT’S GREAT FOR SELLERS

  1. Serious Buyers: Fall buyers tend to be more serious and motivated to purchase, as they may be looking to settle in before the holidays or the end of the year.
  2. Potential for Faster Sales: A well-priced home in the fall can attract more attention and potentially sell faster due to less competition.
  3. Ideal time to Showcase Fall Appeal: Homes with fall-themed decor and landscaping have increased curb appeal.
  4. Strategic Pricing: Sellers are more likely to price their home competitively due to the local market conditions and time of year.

Though fall can feel slow and like the end of the sell season it’s actually a dynamic period in real estate. The number of homes for sale might be less than spring but buyers who are active tend to be more serious and motivated. This makes fall an ideal sale time for both buyers and sellers…..and for agents.
