As 2022 draws to a close the real estate market continues to slide into what many experts are now calling a real estate recession. More than ever agents must be focused on back-to-basics strategies that will make the most of the current reality. Following are real estate marketing tips for 2023 that are sure to yield results over the next year, in spite of what the market does.
SET YOUR GOAL
Get clear on what you want and why you want it. Do a vision board, spend time meditating, or work with a coach. Whatever it takes, figure out the why of what you’re doing and set a goal for the year. Need more money so your kid can go to college? Great! Identify that as your goal and you will find it much easier to move forward. Make sure you review and edit your goal every quarter.
GET CONNECTED
You’ve heard it before but it bears repeating: real estate is all about relationships. Participate in activities that build connections. Host a community event that benefits others. What makes your area unique? Be sure to tie that into your event. For example, if you live in wine country, partner with a local winery, and have proceeds go to charity. In this way, you “touch” the winery business and its sphere, the charity and its sphere, and all those who attend. Or, coordinate a food drive for your local food bank. Make sure you send a press release to local publications and radio stations and leverage the event on your social media. Don’t forget to put up posters and flyers around town. Belonging to various groups develops familiarity with who you are and what you do–think the local gym, church, Chamber of Commerce and Rotary Club. There are many groups you can belong to, based on what your interests are.
BECOME THE LOCAL EXPERT
Make yourself as familiar with pricing, inventory and days on market as you are with the back of your hand. Know the stats for your area, and be prepared to talk about them. Go one step further, and include your knowledge in your mailers, newsletters, and social media. A major part of real estate marketing is to establish yourself as the local market expert.
LEVERAGE SERVICES & TECHNOLOGY
Become familiar and comfortable with the technology your brokerage offers. These days there is an abundance of technology tools available, designed specifically for real estate. This includes specialized property search feeds for clients, open house apps, website development, social media, and so on. Research the technology out there and then carefully select the programs that will work for your style of business. And don’t forget to take advantage of ancillary services, like home warranties. Don’t forget that adding a home warranty is something you can do for both sellers and buyers. It’s a no-brainer for helping to edge out the competition on the listing side, protect your business, and keep you top of mind with clients.
TRACK AND REVIEW
Every quarter, spend some time tracking your real estate marketing progress and possibly editing your approach. You will always be learning new things as you go along, so make sure to refresh your program on a regular basis. Be sure to adjust for changing market conditions, natural disasters, and supply chain hiccups. The idea is to remain flexible and evolve with market conditions so you can best meet the needs of your clients.
STAY POSITIVE
As they say, attitude is everything.
Do the things necessary to keep a positive outlook. These include getting enough sleep, exercise, and healthy nutrition. Whatever keeps your spirits up—like a hike in the woods, hanging out with friends and family, or finding some recharge time, make these things a priority. Ultimately, you are in charge of your road map to success. As motivational speaker and serial entrepreneur Michael Alschuler says, “Remember, times flies, but you’re the pilot!”
